For the price, expected the hotel to be much better maintained. Understood it's historic - but literally paint chipping on the walls, stained light fixtures, chipped furniture (which is from like 20 years ago...not historic), roman window shade off its tracks (couldn't close), and crumpled bed skirts. I got in very early (5am) and had to pay an additional $75 fee to check in early. I totally understand if they didn't have anything available to give me that I would've had to wait for a room...but really another $75 just because I was 6 hours earlier than their standard earliest check in? Nothing dramatically 'wrong' with my stay or hospitality otherwise. Really great location. Read less

Stayed here for a few nights to see the sights, hotel overlooks Franklin sq. McPherson sq metro is an easy walking distance, even with wheelie cases and on a direct route from IAD on the silver line - so easy, even after a long flight. Initially placed in a room above the restaurant, over looking a busy road junction. This was noisy we could hear both road noise and sounds from the resturant. Staff were apologetic but said they couldn’t move us till the following day. We left our cases with them in the morning and were moved that evening to a much higher floor, with a great view over the park, DC and the Washington memorial. Hotel is “traditional” in its furniture style. No charging points near the bed, but loads in the room. Community charges and facility fee bumped up the room bill a bit. Had a couple of beers downstairs on the terrace during happy hour (3-6) but it does front onto the street, and every day but Sunday at rush hour that is pretty noisy but interesting viewing watching the traffic control and chaos. Gia was our server and she was very pleasant. There are no other public areas to sit and chill unless you sit in the lobby, which is a shame. There is a small gym on the 2nd floor. Ice machine was broken on our floor throughout our stay and we had to try 3 other floors before we could get ice on one evening. Water station in the lobby was useful. I found the tv quite difficult to fathom but that might just be me, as I’m from the UK. All staff were polite in the lobby area. Didn’t use the restaurant other than snacks and drinks as there an abundance of coffee shops and good breakfast places within a short walk. (Tatte bakery, founding farmers, compass coffee, Starbucks and Nino’s). Bathroom is roomy but not really enough hanging space for towels and robes etc. In room slippers provided. Hairdryer. Iron and ironing board in closet. In room safe and guest fridge. Mini bar is weighted so best not to touch it, unless you want to pay for it. We bought some snacks and soda from the CVS locally and put it in the guest fridge. WiFi was good. Maid service was efficient, with fresh towels and bed change/making. Bed was comfy. I think it’s better to have a park view room as the other sides face onto the buildings opposite, or the yard. The White House is a short distance away, as is the mall, which is a long walk, I can attest; you can reach other places by metro easily. Download the smartrip app and you can keep topping it up. Most journeys are between $2-4. Easy to travel and never felt unsafe. There are a few homeless people around on the street, some of whom appear to be a bit mentally unstable or intoxicated but they never bothered or approached us. There were a few beggars but they asked for money and then wished you a nice day whether you obliged or not. The park outside and the streets were kept clean and there was a lot of spring planting. Didn’t really go out late at night as struggled to get off UK time but tbh early starts meant less busy breakfast spots and a good head start to the sights, before the crowds. Would recommend DC for a sightseeing holiday but 20000+ steps a day is not R and R, if that’s what you’re looking for. (You can rent scooters or bikes but traffic is manic at times.) Read less
